Another excellent book by the author
This is another good book by this author. As the title states, it is about property management. This topic may not be as popular as using the hottest strategies to find great deals, but I think it is just as important if not more important. Whether you rent out a house or an apartment complex, you are in the business of real estate, which entails selling rental space to your clients/tenants. I found that the author did a really good job demonstrating how to fill vacancies and set rents at optimal levels. Some of the marketing methods include word of mouth, classified ads, and signs on property.
Many property owners are happy as long as the space is filled, but the author stresses the importance of finding good tenants. He defines good tenants as someone paying on time, taking good care of your property, not causing neighbors to complain, abiding by rules and policies, and willing to rent for more than a year. What I really liked were the comments he made on how to keep those good tenants. Don't take them for granted. It is a lot cheaper to keep good tenants than to get new ones. You can keep a good relationship with them by not raising their rent too high, getting rid of other bad tenants, respecting their privacy, and keeping their rental space in good repair. This may sound like common sense and it is, but from my experience, many landlords do not follow this philosophy.
