About the Author
John J. Talamo is an attorney in Orange County, California. He is a graduate of the University of Notre Dame and Detroit College of Law at Michigan State University. He is the author of The Real Estate Dictionary which has sold over two million copies and is used nationally by government agencies, title companies, escrow companies and real estate agents. He has taught real estate courses on a part time basis for many years and is currently an adjunct professor at DeVry Institute of Technology, Ponoma, CA. Mark Warda received his B.A. from the University of Illinois in Chicago and his J.D. from the University of Illinois in Champaign. He is also a licensed real estate broker and has taught numerous seminars on real estate law. He practiced law in Clearwater, Florida, then gave up a busy practice to publish self-help law books. He has written or co-authored over forty books, including How to Win in Small Claims Court in California and How to Negotiate Real Estate Contracts.

Landlords' Rights & Duties in California was an excellent beginners guide to being a landlord. It includes samples of easy to use forms that cover all the basics as well as recommendations of when and when not to get a lawyer involved. I found the reference section that included applicable California Civil Code helpful as well. A quick read but loaded with useful tools, Landlord's Rights & Duties in California is what every beginning landlord needs in their library.

Small time and first time landlords should absolutely all have this book! It has given me confidence and saved me many times. It's written in clear terms so you don't have to be a lawyer, real estate professional or other expert. The book explains plainly, in detail, each step, from finding the best tenant for your property to terminating those tenants that disappoint.
