Much has been written about real estate these days, from inflated prices to the softening of the market. It can be difficult to sort the good from the bad, the reality from the hyperbole, but Corbett, television host and actor, manages to relay practical use-it-now information. What's his gig? Insider-type information and established methods that will drive successful deals. His hints include controlling every step of the process; including a closet for each room legally to be considered a bedroom; upgrading to high-tech digital thermostats; and avoiding FSBOs (for sale by owners). Before-and-after photographs enliven a fairly high-powered text, as do a bundle of flip tips and trade secrets. Occasionally, self-help verbiage creeps in, such as "give yourself the power to accomplish anything you set your sights on." About what I expected
I am a licensed Realtor in the state of Minnesota. I have never personally flipped a house but have sold several fixers to clients and have renovated the home I live in. I read this book hoping to get some good ideas so I can get more involved in real estate investing. Overall the book did have some good information, and I felt the best parts were mostly on staging and decorating. As other readers mentioned it was a really quick read. The reasons I didn't rate it five stars are:

1) I don't live in California and the book was too specific to California. I would've liked some examples of properties outside of La La Land where values aren't so ridiculous and the profits so unrealistic.

2) The author uses way too many exclamation points! The title is just one example! Overused exclamation points make the tone of the book seem more like a motivational book! Repeat after me: "I can successfully flip homes for a living if I put my mind to it! I will be a wealthy and successful real estate investor someday!"

3) At least half of the book didn't pertain to flipping and just discussed a lot of general homebuyer info. Again, this is good if that's what you're looking for. I wasn't and found myself skimming those sections. He also could've been a little more generic in description because in many states we don't close in escrow, we sign disclosures before an offer is accepted, and inspection and financing contingencies work a little differently than he explains.

3) Pretty sure Coldwell Banker Burnet paid him to plug them so often in the book. Using an agent is essential for many people, but what if you decide to do this full time... wouldn't it really be worth it to get a license and save yourself the commission on both sides? In some states where the profit off these flips is much lower, saving thousands on the commission is huge. I get that he's writing about his experience and what's worked for him, but he doesn't even mention the possibility.

4) Holy ego. He name drops, tells us how he has broken comps on every house he's flipped, and makes it seem like he's doing us a favor by writing this fantastic book full of his secrets.

5) I would've liked a few more horror stories with information on how to salvage your profit if a serious issue comes up after you own the house. Flipping is not as easy as he makes it seem. Although maybe he did address this and the exclamation points and overly enthusiastic language distracted me.

Again I did really like some aspects of this book and will definitely utilize some of the checklists and tips if I decide to flip a house. Like most other "make millions in real estate" books, there are a few things I will takeaway and a bunch of crap I will forget.

Forget it!
This book is Exhibit A why Amazon ratings are to be taken with a grain of salt. I went through this book in about an hour. The reviewers who trashed this book got it right. I never heard of the author before I read this book. I suspect that the book's success and complimentary Amazon ratings is in large part due to his celebrity as a TV actor and host. Those who gave the book high marks are novices to real estate & flipping properties. If you interested in flipping houses, they are far far many better books on the market than this book. Corbett's book would be at the bottom of the stack.

There's far too much BS, too many war stories, and far far too much repetition in the book. Some of his graphs must have been used 8-10 times. There is no index in the book probably because the publisher/author don't want you to realize how much repetition in in the book. Much of the author writes is common sense. There's very very little on how actually how to find buyers and acquire houses. The book should be entitled How to Renovate Houses.

Fantastic, easy to read, complete book on flipping
"Find It, Fix It, Flip It" is an excellent book about the lucrative market of flipping real estate. Author Michael Corbett splits the book into 3 specific, logical chucks, specifically finding a flip candidate, how to go about fixing the property, and finally "flipping" it for profit.

The first section on finding flip worth properties was excellent. Michael does a very in-depth job of describing all of the different aspects of locating a property, performing analysis on the property to see if it could be profitable, creating a team, and surviving escrow. I was especially impressed with his profit calculator

Part two focuses on the repairs and renovations involved with the flip. The author does a fantastic job of splitting up all the various renovations that can be potentially done with the renovations that will result in profit upon sale of the property. I absolutely loved his sections on lifestyle upgrades, essentially renovations that will attractive a higher price due to the lifestyle the home gives.

Part three finishes up with the final flip. Here the focus is on dressing the home to attract buyers and create a warm atmosphere, and finally selling the house. Again I was very impressed with the ideas and lists that author Michael Corbett came up with.

In all, this was my first book on flipping, but I might not have to pick up any others. The lists and forms are fantastic and the book is complete. I highly recommend this book to the novice and the experienced flipper alike. 5 out of 5 stars.
